Comprehensive Zoning By-Law Review

​​​​​​​​New Zoning By-law 014-2026

The City of Brampton approved Zoning By-law 14-2026 ​on February 4, 2026. The appeal period for the City’s new Zoning By-law closed on March 10, 2026. During this period, Records of Appeals has been filed with the Ontario Land Tribunal (OLT) and staff can confirm the by-law is currently under appeal.

The new By-law implements Brampton Plan​ – our new Official Plan, which guides where and how Brampton will grow. We are transitioning from stereotypical sprawl and car-oriented developments to more compact, complete communities where residents can take care of their daily needs to live, work, learn, and play within a 15-minute walk or short bike rides.

We are also implementing the City’s Housing Accelerator Fund Agreement to help streamline development review and approval process, expand housing options and support business & economic development opportunities while balancing context and compatibility.

The New Zoning By-law has been updated and modernized to match best practices so that the document and zoning regulation information are easy to read, understand and use by everyone.

What By-law Applies Right Now?

At this time, both Zoning By-law 270-2004 and Zoning By-law 014-2026 apply, with the most restrictive provisions prevailing. This approach will remain in place until all appeals are resolved or withdrawn. However, the OLT may bring unappealed portions into effect earlier, retroactive to the day the by-law was passed.

When Will the New Zoning By-law Come Into Effect?

The new Zoning By-law does not come into force until all appeals have been withdrawn or disposed of, pursuant to subsection 34(30) of the Planning Act, and then it is deemed to have come into force on the day it was passed. Unappealed portions of the by-law may come into force by order of the Ontario Land Tribunal (OLT) and those portions are similarly deemed to have come into force on the day they were passed.

Until the OLT makes that order, including during the appeal period, the most restrictive provisions of both the current Zoning By-law 270-2004 and the new Zoning By-law 014-2026 will apply. This ensures compliance with both Zoning By-law 270-2004 and the new Zoning By-law 14-2026, once in force retroactively.
